The 40 Year Mortgage

The 40 Year Mortgage Can be Daunting.

About 12 years ago, I signed a 40 year mortgage to my home and my wife and I celebrated by opening up a bottle of champagne and having a nice dinner.

The next day, I began thinking about how long that actually was 40 years before our home was paid off and I felt a little bit overwhelmed. I was not even 30 at the time, and my wife and I had only been married for a few years, and I really begin to have some doubts about whether or not I was ready for that kind of commitment.

I really could not complain about the deal we got with our 40 year mortgage in terms of our payments. They were very reasonable, and we knew that we could afford them each month and still have money to put back for retirement, recreation, and eventually starting a family. I just started thinking about the things that could happen, and I became concerned.

What if my wife or I lost our job, or had some type of situation where we became sick or injured and could not work? What if the neighborhood started to go downhill with crime or other problems? What if we started to find all kinds of problems with the house that we had not discovered initially, and ended up putting a bunch of money into repairs?

With a 40 year mortgage, it felt like were locked into a deal that could end up turning out disastrous for us, so I decided to talk to my parents, who were about three years from paying their mortgage off. I expressed my concerns about all of the things that could go wrong, and they presented a different point of view.

They pointed out to me that, while a 40 year mortgage could be a bit daunting, it could also be a relief, because we had committed to a house, and would have to make it our home. They also pointed out all of the great memories that would be established in the home, and how much my wife and I would grow to love our house and take ownership in it.

They also said they had the same reservations I had when they first signed their 40 year mortgage, and were still living in their home, and would never leave. I started to remember why we had signed the mortgage in the first place, and I felt much better.

It has been more than a decade since we signed our mortgage, and I don't even think about it any more. I have lost a few jobs in that span, and my wife has as well, and we always pulled through. We have two children now and we could not imagine living anywhere else, and the neighborhood is still a great place to live.

A 40 year mortgage can be rather daunting when it is first signed, but after you've been in your home for a while and realize what it provides you and your family, it feels more like a blessing.

Get out of Foreclosure

No one sets out to lose their home or enter into an exhausting battle with their lender in order to keep their most prized possession the roof over their head. Financial woes can creep up on you out of nowhere. Perhaps you are suddenly facing overwhelming medical bills or have lost a portion or all of your income. Job losses are definitely not uncommon anymore and everyone seems to know someone who has lost a job or is experiencing some sort of financial difficulties.

Foreclosures are on the rise and you don't have to look very far to find someone who is either behind on some mortgage payments or is looking for a way to get out of foreclosure. One positive outcome from the recession is that lenders are a bit more willing to help borrowers get out of foreclosure. They arenít ignoring the fact that you may not be paying your bills but they may be a lot more willing to help you find a solution.

The best way to get out of foreclosure is simply to avoid getting into the situation in the first place. If you know that you are not going to be able to pay your mortgage for a month, or longer, notify your lender immediately. They don't want your house.

They aren't going to padlock the front door right away and toss your possessions out onto the lawn. It costs the lenders thousands and thousands of dollars to enter into foreclosure. Not only do they lose the interest and principal payments that you are supposed to be making but they have to pay quite a bit to enter into the lengthy and costly legal process in order to take your home from you.

If you are behind in your payments or simply need to get out of foreclosure, talk to your lender. Donít ignore the problem; don't avoid their mail correspondence or their phone calls. Ignoring their attempts to reach out to you could actually make things more difficult for you.

Let them know that you want to get out of foreclosure or even avoid any repercussions if possible. If you have a temporary financial situation, they may give you a few months of deferment payments or even a temporary forbearance. If it is a long term situation, there still could be options. There are programs designed now to help you get out of foreclosure. There are agencies that will help you and counsel you, at no cost, in order to help you figure out a plan and a solution.

There are other ways to get out of foreclosure. Some loans and modification plans have been implemented and created by lenders who are seeing record numbers of borrowers defaulting and walking away from their homes. You may be able to refinance and lower your payments. You may be able to sell your home in a short-sale or get assistance in preserving the equity that you have in your house.

Honestly, if you are finding it hard to pay your mortgage or have the need to get out of foreclosure, donít run from the problem. Yes, it is embarrassing and incredibly humbling. However, avoiding the problem isnít going to get you out of foreclosure.

Addressing the problem and actively and aggressively moving towards a solution is going to get you out of foreclosure. It is possible to keep your home; you simply need to reach out to find some assistance. You may find that the lenders are more willing to work with you than you gave them credit for.

Make a Great Income from Home

Having a job that let you make income from home in the olden days meant stuffing envelopes and licking them closed.

Today's best income from home opportunities have come a long way from that and even long time employed types are now looking at these once unique, now commonplace situations. Work at home jobs and freelance gigs abound in the private sector. The trick is finding one that is not a scam or some MLM pyramid scheme that you have to drag your resentful friends into.

Time was when if you wanted to work from home your best bet was to work stuffing envelopes or processing payments for large medical insurers such as Kaiser or Aetna.
Most of those jobs have been outsourced to even cheaper labor in other parts of the world or are now being done by computers or technology.

Now the fastest and best way to get a work at home gig is to surf the web. That's right, the worldwide web, or as we like to call it, cyber heaven. You can skip the surfing though and just go straight to Craigslist and odds are you will find just the right kind of short or long term job that will fit your preferred lifestyle, and that is as a shut-in.

Okay, shut-in may be a bit harsh, but definitely one that likes to type wearing nothing but his jammies (if that) and if you try that outside the privacy and sanctity of your own domicile you could be in for derision at best and incarceration at worst. Unless you are a sixteen year old girl going to Starbucks in the morning, you should not be seen outside the house in your P.J.

I digress. Go to Craigslist (www.craigslist.com) and find your country, state, and local area by navigating through the region finder on the right. Once you get the screen of your region, fiddle around with it and get to know all the different sections.

The job listing board is great and contains tons of full time positions. Unfortunately, most of these require showering and getting dressed in more than your undies. You may actually be forced to sit in an airless, windowless cubicle for eight to ten hours each day. If just the thought of working like this makes you shudder with revulsion, then you need to look elsewhere if you are looking to make some sort of income from home, no matter how feeble.

Because of course you will not find a $75 an hour job in the Gigs section of Craigslist. If you do find one then you should immediately go out and buy a lottery ticket because this is the luckiest day of your life.

But just look at all the savings you get by working from home. You don't need fancy, expensive clothing anymore. If you do decide to keep your car, you will definitely save on gas. So what if you make less (okay, a lot less) than your previous daytime enslavement, the point is, you are now free. Income from home means freedom to do whatever you want, practically anytime you want to do it. It means taking two hour lunches (or even three) and maybe a late afternoon nap.

Get rich quick

Who wouldn't want to get rich quick nowadays?

The cold hard fact is that there aren't too many ways in which you can get rich quick. You could be so lucky as to buy a winning lottery ticket and suddenly find yourself a millionaire overnight.

Or, a rich relative may suddenly pass away and have left their entire estate to you, making you incredibly rich overnight. And then there are the people who do get rich quick simply because they get people to fall prey to their schemes and the only person who profits is the scam artist themselves.

99% of get rich quick ideas that you come across are completely and utterly, a waste of time and absolutely a waste of your time and energy. A lot people, each and every day, fall prey to these get rich quick schemes and find themselves spending money in order to get nothing in return.

You may only spend $29 (give or take) and it might not seem like that big of a deal, but, consider the fact that the person running the scheme may get hundreds of people on a daily basis who are putting those fees into their pockets. Suddenly, its just a get rich quick scheme that is working for one person the scam artist.

Before you fall hook, line and sinker for some get rich quick guarantee, take some time to not only glance around the site for some clues as to whether or not it is a waste of time, but to think long and hard about the offer as well. If the site is showing pictures of their cars and vacation homes, take some time to think about that.

You may notice that the photos look like a stock photo that you'd find on google images. They are always generic pictures and most of the scammer's sites all use the exact same photos.
That means, of course, they are just putting them online in order to get you to envy them and want to have exactly what is in their get rich quick schemes.

Do some people have those fancy cars and homes?

Sure. However, those people probably arenít wasting and spending their time sharing their secrets with you for a fee.

Those people aren't looking to share their secrets at all. In fact, those people probably don't even care about helping others to make money. The people behind those sites want for you to fall for their get rich quick scams so that they may find themselves getting rich from your naivety.

The fact of the matter is, there is no guarantee for how you can get rich quick. Unless you are playing the lottery or kissing up to a very wealthy relative, your chances of getting rich overnight are incredibly slim.

Yes, there are ways to get rich quick, I am sure, but, I can guarantee that you won't find them on the internet. Before you fall for a scheme that will allow someone else to profit off of your desires, take the time to think, deeply, about whether or not it is actually worth the time, energy and money that you're about to put into someone's pockets.

Financial accounting reporting

Accounting Reports are gauges for you business ship.

Just as a ship requires a compass to point its way to its destination, gauges showing it fuel levels, its stability, and a myriad of other factors, instrumentation that is essentially the ship's primary information system, so too does a business, heading for profitability and longevity over the rough and quirky seas of business require an information system which reports its financial condition and position to the captains and hands in charge.
This is the objective of a financial accounting reporting system.

If we think of financial reports as gauges telling us of some critical factors that contribute to the success or failure of our business endeavor, then we immediately understand the purpose of such reports.

A financial accounting reporting system will generate such reports as the balance sheet, the cash flow statement, a trial balance, detailed transaction reports by account, a general ledger report, a transaction journal, a sales tax liability report, and a variety of other reports that give its readers insights into the health and stability of the business ship.

For an illustration of a crucial report that comes out of you financial accounting reporting system, lets look at the all important profit and loss report.

Our most critical report is the profit and loss statement. The profit and loss statement, also called the P and L, can be generated on a daily, weekly, monthly or quarterly basis, especially with automated financial accounting reporting instruments. This report goes for the most crucial island your business ship is headed towards, net income.

The P & L report will show you cash income for the period(s) in question, which is the money earned from your sales and services.
Of course, that amount is the total income obtained on all sales. What you sold also has a cost that must be subtracted from the gross sale amount. Your report must show the costs of good sold and sum a total of cost of goods sold (COGS).
You are then able to determine your gross profit by subtracting COGS from total income. The result is your business' gross profit.

But wait a moment. It took more than COGS to sell your product. You had other expenses and the cost of these expenses will further reduce your profits, expenses such as bank service charges, vehicle insurance, and even depreciations.

Then there are the payroll expenses, the payroll tax expenses, professional fees such as lawyers, repairs and maintenance, utilities such as electricity, and vehicle fuel expense. Your financial accounting reporting system will have to accumulate these expenses into a total expense and this too will have to be subtracted from gross profit to derive a net ordinary income.

If you have other income streams and expenses these will have to worked into the calculation, either increasing or decreasing the final amount, the precious net income. If the net income is anywhere near or below zero, you might imagine your ship is sinking, and if it's above zero and near or above your business goals, you're on the right track and should probably keep doing what your doing.

Without an financial accounting reporting system, you're sailing by the seat of your pants. If you don't have one, get one now while your ship is still afloat.
