A 15 Year Fixed Mortgage Rate

A 15 Year Fixed Mortgage Rate Loan can Pay Off Your Home Faster.

If you make enough money and are willing to make a larger mortgage payment each month, then you might want to take a look at a 15 year fixed mortgage rate loan. 15 year fixed mortgage rates are always about a half point lower than 30 year fixed mortgage rates. For example, if 30 year fixed mortgage rates are at 5%, then you can expect 15 year fixed mortgage rate loans to be around 4.5%.

In the first ten years of any mortgage loan, you are paying almost all interest. For example, on a mortgage loan of $200,000 at a fixed rate of 5% on a 30 year term, your fully amortized (principal and interest payment) will be $1073. Of that $1073, $833 is the interest payment. That means that only $240 of that $1073 payment goes towards principal.

As the fully amortized loan progresses, more and more of the payment will go towards paying down the principal loan balance, but you can see that by paying so much interest for so many years, you end up paying quite a bit more. In the previous example, the total finance charge (interest paid) will actually total more than $219,000 over the 30 year period. So for a $200,000 loan you will actually end up paying $419,000.

The same $200,000 home loan at 4.5% interest rate (remember, half a point less) for a 15 year fixed mortgage rate term instead of 30 year term will mean a monthly payment of $1530. Of that $1530, only $750 will go towards interest while the remaining $780 will go directly towards principal. This means that over the course of the 15 year fixed mortgage rate loan term, you will only pay $93,000 in finance charges (interest). That is $116,000 less than the 30 year loan.

Do you think that you could spend $116,000 on something else instead of your home loan?

The other big positive effect of paying your mortgage quicker with a 15 year fixed mortgage rate loan is that you end up building valuable equity.

Equity is the difference between what you owe and what the home is worth. Assuming that the $200,000 property you purchased fifteen years ago is now worth $300,000, you will be able to accrue a total equity of $300,000 by paying off your loan quicker.

This all gets added to your net worth and will serve you well when you retire or if you decide to leverage your property at a later date.

Green Oregon shows the world how to be green.

In 2006, at the Oregon Leadership Summit, an influential crew of politicians, was told by economic development expert and Harvard professor, Michael Porter, that Oregon might distinguish itself as a leader in environment living given its already solid advance in green technology - and they listened!
Many Oregon businesses were already producing products and services dedicated to environmental living and business was behind green technology all the way. Out of this meeting came the ìOregon Business Plan 2.0î headed by the Oregon Associated Business group, devised to put Oregon on the cutting edge, world wide, of environmental sustainability.

Oregon, deeply dependent on its trees, was already practicing environmental sustainability in order to keep its lumber industry competitive and sustainable. Trees are a renewable resource. As well as having a biological importance, that of absorbing carbon from the air and breathing oxygen into it, thereby cleaning and renewing air, trees also provide fuel.

One of their lumber companies uses wood, or ìbiomassî, to power their electric generators. By using biomass to fuel their boilers, they don't have to burn the two million therms of natural gas that it would otherwise take. Even the emissions are used as process gases. Here's a perfect example of what a company dedicated to environmental living can do.

That's what an Oregon company is doing in deference to the environment. Their achievements can serve as an example throughout the world of how, with just a little consideration for environmental living, companies can reduce their negative impacts on the environment and save some money as well (seen the price of gas lately?).

Moreover, Oregon has, per capita, more green buildings than all other state. Since 2001, Oregon has also mandated recycling, encouraged shared commuting, and promoted compositing. The state honors the LEED certification, which is the Leadership in Energy & Environmental Design certification of the U.S. Green Building Council, giving preference to those developers who are intent on developing buildings radically oriented to upholding and advancing environmental living standards.

A lofty example of such a building is found in Portland, a sixteen story building, 400,000 square feet, that is 61 percent more energy efficient that what even Oregon requires of all building in its major city. Then Oregon, in the Northwest Vesta, boast of windmill turbines powering businesses and home. And this is just what dedicated Oregon businesses have done to advance sustainable living, and set Oregon's green revolution in high relief throughout the world.

Oregon is not only leading in examples, but also in products. Oregon is a leading manufacturer of solar energy cells. She is a leader in the entire photo-voltaic field, and its university is renown for its state of the art green facilities, as well as a curriculum dedicated to environmental living on the professional level.

You will find trombe walls, which are heaters that run from collected solar energy, bio-swale filters for cleansing collected rain water atop buildings which returns the water to the rivers. These are just to name of few of the products Oregon is producing to make the world a livable place in times to come.

Hats off to Oregon, the green state that is standing as tall as its pines in defense of the earth and the future of the human race.

The living room can easily be classified as the heart of a home. It's where everyone congregates to talk, play games, and watch television together. With such an integral importance for family gatherings, it is important to put thought, time, and effort into decorating a living room. There are a lot of options available, so you have to really think about what would best suit your family.

When decorating a living room, you can decide to utilize a casual American decor. This kind of decorating theme usually involves neutral colors, stain resistant fabrics, and traditional pieces. For example, you may choose a tan synthetic suede couch, with rust color pillows for the sitting pieces in the room.

Coffee and end tables are usually some kind of darkly stained oak, with special finishing to prevent water rings from forming due to glasses and cups being placed on the surface. Furniture is usually very linear in fashion, and a minimalist approach is utilized when selecting pieces. It is often less about comfort and more about fashion. Wall hangings typical for this type of decor are abstract art and mirrors.

Make a Great Income from Home

Having a job that let you make income from home in the olden days meant stuffing envelopes and licking them closed.

Today's best income from home opportunities have come a long way from that and even long time employed types are now looking at these once unique, now commonplace situations. Work at home jobs and freelance gigs abound in the private sector. The trick is finding one that is not a scam or some MLM pyramid scheme that you have to drag your resentful friends into.

Time was when if you wanted to work from home your best bet was to work stuffing envelopes or processing payments for large medical insurers such as Kaiser or Aetna.
Most of those jobs have been outsourced to even cheaper labor in other parts of the world or are now being done by computers or technology.

Now the fastest and best way to get a work at home gig is to surf the web. That's right, the worldwide web, or as we like to call it, cyber heaven. You can skip the surfing though and just go straight to Craigslist and odds are you will find just the right kind of short or long term job that will fit your preferred lifestyle, and that is as a shut-in.

Okay, shut-in may be a bit harsh, but definitely one that likes to type wearing nothing but his jammies (if that) and if you try that outside the privacy and sanctity of your own domicile you could be in for derision at best and incarceration at worst. Unless you are a sixteen year old girl going to Starbucks in the morning, you should not be seen outside the house in your P.J.

I digress. Go to Craigslist (www.craigslist.com) and find your country, state, and local area by navigating through the region finder on the right. Once you get the screen of your region, fiddle around with it and get to know all the different sections.

The job listing board is great and contains tons of full time positions. Unfortunately, most of these require showering and getting dressed in more than your undies. You may actually be forced to sit in an airless, windowless cubicle for eight to ten hours each day. If just the thought of working like this makes you shudder with revulsion, then you need to look elsewhere if you are looking to make some sort of income from home, no matter how feeble.

Because of course you will not find a $75 an hour job in the Gigs section of Craigslist. If you do find one then you should immediately go out and buy a lottery ticket because this is the luckiest day of your life.

But just look at all the savings you get by working from home. You don't need fancy, expensive clothing anymore. If you do decide to keep your car, you will definitely save on gas. So what if you make less (okay, a lot less) than your previous daytime enslavement, the point is, you are now free. Income from home means freedom to do whatever you want, practically anytime you want to do it. It means taking two hour lunches (or even three) and maybe a late afternoon nap.

Do You Have a Great Home Business Idea?

There are many ways that you can make a living right from your own home. Though some are work from home jobs, many are businesses that need a business plan and an investment to get things started. If you think that you have a great home business idea and want to get started, think about what you want to do and also think about what your business may turn into in the future. You may have a great idea, but it might not be the best idea to run your idea from your residence. At times, it is just not a good idea.

Does your great home business idea include any type of inventory? If so, you have to have room for it and also room for it to grow. Perhaps you have a basement that you can use for your storage.
What happens if you have to double the inventory that you have on hand? If that would not be a problem, perhaps your idea is a good one for your home. If not, you may have to think about what you would do if you expanded quickly and your business really takes off. That will help you decide if you have a good idea or not.

Another consideration would be if you have to see other people to run your great home business idea. Will you have clients? Someone who has to come to your home to pick up and deliver? How is your home set up? Is it practical for you to have people coming in and out without upsetting the rest of your household? For the most part, you want to have an entrance that you can use for your business exclusively. Is that possible for you? If you have people stopping in, do you have adequate parking for them? If not, you may have to find commercial property to run your business.

What happens if your business succeeds much more quickly than you thought it would? Does your town have regulations about running a business from your home? Some types have to have permits and others do not.
This is what you have to find out. If you are making your own candles and selling them elsewhere, you may not have to worry about it. However, if your great home business idea includes selling those candles out of your home, you may have to pay for special permits for that. It certainly depends on where you live and where you intend to do business.

Some people need to get away from work to truly relax. If your great home business idea takes over your living space, are you ever going to be able to relax?

You may not think this is something you have to worry about, but it could be one of the most critical things you could think about when deciding if your business should be coming out of your home. If you simply can not get away from things that remind you of work, even if you love your job, you may never truly relax. This can have a huge negative impact on your health and well-being, so think long and hard before you begin.
